What we didn’t know was that this president wanted to stop war being fought physically by American soldiers but  wouldn’t hesitate from starting virtual wars which might destroy other countries, that this president imagined America as planet ignoring rest of the world, that this president didn’t want to stop but shift the Economy Crisis to other countries.

Obama has been giving hate speeches before he became new American President. He has started hate war “on papers” as an irresponsible president, against India and other countries where American companies outsourced their business.

Being an Indian, I was hurt by those hate speeches and wanted to post my grievance and protest here at my place. Not sure how many people enjoy those words of this man but for me he is the worst president that I have witnessed in my lifetime .

In a searing indictment of the law and order situation in the Millennium City, IBM Global Services an IT services arm of the US-based computer hardware major has issued a set of guidelines to its employees clearly listing out the dos and don’ts while travelling to and from office. 

The guidelines come after last Monday’s incident of carjacking at gunpoint from outside the IBM Global Services office at Sector-18. The circular, issued by the internal security division of the company, says that most victims of carjacking, loot and mugging are those returning home late in the night especially in Gurgaon and adjoining areas.

Bangalore:: South Indians are a great hit among house owners in north India. They are believed to make good tenants, are not quarrelsome and do not drag the owner to court when asked to vacate the premises. The north Indians hunting for houses are, however, not so welcome back in Bangalore. Not because they are anti-theses of south Indians in north India but for an entirely different reason.

 

Fear of links with terrorists! This apprehension is making several Bangalorean house owners to turn away north Indians, especially bachelors, who come knocking at the doors to take their houses on rent.

 

If the north Indian is a government employee or is married with kids, he/she has a better chance of landing the house they want in the area they prefer. Otherwise it is pretty tough, say both house owners and house hunters.

 

The unhappy scene is unlikely to change for the better any day soon what with terror threat looming large over the city and Bangalore being perceived to be a safe haven for terror outfits.

 

Several house owners are confused and face the dilemma of whether to let the house on rent, outright turn away the north Indian or tell him/her to first register their details with nearby police station.

 

“I have been told by many people not to rent out my house to unknowns and people from north Indian region. I am totally confused about the matter. If tenants are made to provide their details to a nearby police station, then it will be very helpful for house owners like us to believe in them, “ says Girish K, who owns a house near Kumaraswamy Layout.

 

The Frazer Town Police had last year launched a programme requesting all house owners in the locality to register themselves and to provide information about their tenants. Since it was not mandatory, not many responded.

 

N Srinidhi, Inspector, Frazer Town, says collecting information on tenants in the area is moving at a slow pace because of staff shortage as well as public not taking the matter seriously. The owners might also be apprehensive that their financial status may come under scanner, he adds.

 

Srinidhi says not only rented houses but also growing PG accommodations have become a big concern for the police as none is providing the details of the tenants. Antisocial elements can easily take shelter in these houses and PG accommodations, he fears.

 

House owners have their own tales to tell about giving police the details of their tenants. They feel it is impractical considering the fact that many tenants frequently shift houses. Also dealing with police is a major problem, as they may tend to harass the owners on flimsy grounds.

 

Badri, a techie, who recently hunted for a house, says nowadays the owners are very sensitive about the background of the tenants. If the prospective tenant is from north India, they entertain only if the person is working in a government office or is married and living with the spouse and children. The house owners are not at all encouraging bachelors, so it has resulted in increasing demand for PG accommodation, he adds.

 

“We are looking forward for compulsory registration process to get a push. It is difficult to trace the person’s background when he comes looking for house to rent. Most of the owners are also concerned with the rent being paid on time,” says Nagaraj S, a real estate businessman in N R Colony.

I will not go to the extent of abusing the regional people but of course, such news articles will hurt any North-Indian. And it is a fact as I am one of the witness of such incidents that many Bangaloreans (I had experience with Bangalorians only) take North Indian bachelors specially Sardars as nothing else but terrorists. I had my time of struggle for house search and I also came across such racial remarks. All I will ask is how can you take any North Indian (and when he is a software engineer showing you his Infy ID Card) as a belligerent?

Real Estate price hike is known open robbery from IT guys by brokers / whoever it is and it’s not only Flats / Real Estate, IT guys undergo open robbery from all rich shop owners / a person who wanted to become rich as fast as possible…

 

The salary whatever we get, it’s our hard-earned money, most of the times sitting in the night, away from family functions, friends, etc…but all our money or most of the money are going to someone who just takes advantage of our stressful life (both mentally and physically) and our new western life style.

 

I do not find anything wrong in having a western life style, but many open thieves (starting from Ministers to our local Restaurant owner) just swindling all our “legal money” and as we do not have any other choice becoming poor / debtor day by day.

 

Well most of the price hikes are just unbelievable and there is absolutely no justification (few examples given below).

 

Chicken Biriyani ) – Rs. 65

 

Today (since last 2 weeks) same  Chicken Biriyani (believe me, there is absolutely no change) – Rs. 78, there is no justification for such a big increase.

 

Pop Corn ( PVR  Complex) previously (month and half back) – Rs. 20

 

Today (almost the same quantity) – Rs. 30 (again, i do not find any justification)

 

Corn in Garuda Mall previously (month back) – Rs20 Small, Rs 30 Medium and Rs 40 High

 

Now,     No “actual” small and real small has become 35 now and 45 for high… [Are they the farmers who have given their blood to grow this ]

 

(In  PVR  complex, many price hikes are really too much for no reason…)

 

Chips packet (Gangotree) previously (three months back) – Rs. 15

 

Since last two Months the same packet costs – Rs. 20 (again, I do not find any justification)

 

Room Clean (just once) – Rs. 200, that’s because they cleaned IT guys room.

 

(The moment you say that you are from Software company, the price automatically increases… )

 

We guys already pays big taxes from our salaries and goes on paying other taxes too (starting from  Hotel Adiga’s  ”Vada” to Scotch in a bar), it’s time to think and pledge ourselves that we stop spending just for one month…

 

Reason(s) why we should stop spending at least for a month:

 

    1. 70% of the IT guys occupies the restaurants.

 

    2. 80-90% of the IT guys goes to coffee shop, hang around places, bakeries, etc.

 

    3. Most of the IT guys goes to  PVR,Garuda complex  for  , Movies

 

If we stop going / spending just for a month, their business automatically goes down and they would have no other choice except to bring down the price, that’s what happened when IT industry was down three years back.

 

Somehow directly or indirectly we are responsible for this unjust price hike and now, only we could prevent this open robberies, please add your comments or experiences and keep forwarding this email to all your known people, I am sure even if 25% of us realizes and acts accordingly, it could and would make lot of difference to us.

*Year 2005 -2006 , Some of the well known builders  started the rates boom , flat which was at the cost of   Rs.900 Sq Ft  now became 2200 to 2800

 

Q: Are there any additional facilities ?

 

 –> No  Same Scheme/Area , Flat sold at 10 Lakhs Now selling at 25 Lacks .

 

 

  Q: Why Property increased so High ?

 

–> IT people competition to buy sweet home ..

 

 

  Q: Who is going to Benefit from this Property Boom ?

 

–> Only Builders and some of the Politicians  

 

 

  Q: How is the Bank’s support on Home Loans ?

 

–> Last Year , Bank gave the loan’s at flexible minimum rate,Now Banks has sufficient number of customers ,

 

  (Trap) Slowly Banker’s increasing interest at % 0.5  every month .

 

  IT People Who bought house for 22 Lacks  for 20 Years , Now became 23 Years with raise of   0.5 %

 

 

  Q. How  some IT people can face the problems in Future ?

 

–> Companies are  Project Based , If  Projects are not there then People will not be there .

 

 

  Q. IT salaries are high in Market , How much actually IT-people getting in Hand ?  

 

–> People, Who bought house of  22 Lacks to 40 Lacks   They need to pay EMI

 

    15,000 to 35,000  for 20 Years. If Bank keeps same interest rates .

 

     Suppose Salary is 35- 40 K  Per Month, 20K will be the EMI

 

 

  Q. Is there any “Terms & Condition or Processes to increase rates” ?

 

  –> No , Depends on Builder’s Greediness . Every builder follows the different strategies

 

      Builder sold one flat 1500 Per Sqft  in Morning and 1800 Per Sqft  in the Evening.

 

    There are no records maintained ..

 

 

Q. Who made builders smart & greedy ?

 

  –> Greedy IT people ..

 

No body is asking, Flat was sold at 12 Lacks , Why now 24 Lacks ?

 

 

  Q. Is Corporation water & MESB available to all schemes ?

 

–> Some of the area don’t have the Corporation water at all , People surviving on Water Tankers.

 

     ** MESB  .. Under Table ,can be managed easily .

 

 

  Q. What will be the condition If We are not able to Clear the Loan ?

 

–>  Depends on individual capabilities

 

 

Q. What will be the actual ‘area of living’ or carpet area if the builder proposes 1000 sft?

 

….> The actual carpet area will be 800-850 sft only. The common area is also included in the proposal.

 

        If two flats are in the same floor, then the builder cheats both the residents by collecting

 

 

  How do Builders cheat buyers? … Let us see with a simple example

 

    Builder XXXX proposes a flat in a decent residential area.

 

   Rate ( Unit Price ) – Rs. 3500 sft.

 

   Registration          - Rs. 40 per sft.

 

   EB and drainage  -  Rs. 50,000

 

   Covered Car park  -  Rs. 1,25,000

 

   Corpus fund         –   Rs. 50000.

 

For a 1000 sft flat ( 850 sft carpet area ), the approximate cost will be Rs.37,65,000. In the same plot area ( measuring 2 grounds) the builder would have constructed 8 or 10 flats.

 

 

Let us see how a builder earns his profit

 

Total sales for the builder – 37, 65,000 *10 = 3, 76, 50000 ( 3.76 crores)

 

Cost of the land               –  Rs. 40 lacks per ground

 

1) Total cost of the land                       – 80 lakhs for two ground     ——-   A

 

Total built-up area for 10 flats                - 10*1000 sft  = 10,000 sft

 

Construction cost per sft ( for normal specification) = Rs. 900 per sft

 

2) Total construction cost                           – 10,000 * 900 =  Rs. 90,00,000     ———— — B

 

3) Other expenses for the builder                - Rs. 20 per sft  = Rs. 2,00,000      ………… ….. C

 

 

Total expenses for the builder  =  A+ B+C

 

                                                 =  Rs. 80,00,000 + Rs.90,00,000 + Rs. 2,00,00

 

                                                 =  Rs. 1,72,00,000 ( 1.72 crores approx)

 

Total Sales                               = Rs. 3.76 crores – Rs. 1.72 crores

 

Total profit of the builder          =  Rs. 2.04 crores.

 

 

Let us see the share of each resident

 

1. Cost of land  = Divided share among the other 10 residents

 

                        = Rs. 80,00,000 / 10

 

                         = Rs. 8,00,000

 

 

2. Construction cost = Rs. 900 * 1000

 

                                = Rs. 9,00,000

 

 

3. Other expenses   = Rs. 2,00,000 ( approx)

 

  Total                     = Rs. 19,00,000 ( Nineteen lakhs)

 

 

The total share for each resident is Rs. 19,00,000 ( Nineteen lakhs only ) but he pays Rs. 37.5 lakhs for the flat.

 

 

Q. How  We can stop Builders -Property Boom ?

 

         1) IT People  should think about buying flats for  at-least next 1-2 Years .

 

     2) Once rates are reasonable , With some legal process get the Booking .

 

     3) Check Facilities, Convince, Road Approach, schools & Mainly co-operation water

 

     4)  Ask Questions  If I buy 1/2 BHK at 12 to 30 Lacks , Do I get resale value in future?

 

     5) Today you are capable for paying 1000 -3000 maintains per month ? Will will be the same case after 20-30yrs after  retirement .

 

    6) In All, Don’t stretch more  to get the more & more loans other wise it will create unnecessary pressure and tension .

 

     7) Read the above mentioned calculation carefully, when you are about to buy a flat please keep this in mind.

 

 

We can stop the inflation.

But the environment in which you have grown up, becomes your favorite and thats why, I have been missing extreme weathers for a while. Now I am back in this region and preparing for the extreme winters after extreme summers . Weather of Blankets, Gloves, Jackets, Mufflers and Sweaters is here…yippieeeeeeee. Perhaps it is more here at home/Hoshiarpur, being city at the feet of Shivalik hills but in Gurgaon, I think it won’t be that much cold these days.

It was nice induction period for first few weeks during which we came to know about each other. I will always advocate such programme for freshers in any corporate. In these programs only, I met with few people who became my great hubbies for rest of my life. There were some memorable moments when there was a discussion on – Should the cabinet of country be organized in corporate way or the way it is going on? I could hear everyone in support of corporate way but there was a person who opposed it and he opposed with very strong points which made others to think again. Let me recall people from our batch whom I remember…Niranjana, Abhishek, Lenoy, Karthik, Nitin (next to me), Seema, Rishabh, Rajinder, Tejinder, Manuj, Prashant, Prashantha, Geetha, Sabeeha, Tanika, Mithun, Sunil…ok, well the list will continue and I am still missing key names (apologies for discontinuing as list will keep growing). There are other people whom I met in start of my career and whom I still remember…Pavan, Cheeku, Vivek, Lohith, Shashi, Ramesh, Shakeer, Gaurav Wadhwa, Nitin (one with Angei’s sexy wallpaper), Vidya, Anand, Phaneesh & Swapnil Bhatnagar, Amit Agarwal, Abhishek Manocha (again names are making it bigger)…And the journey continued for next 24 months with lot of names adding up. I got into a great project – BIMS, which was having sooo much to learn for me in rest of the period and I learnt the core tech of my career. Went through many ups and downs, acquired knowledge of industrial as well as project processes. Had lot of fun and enjoyed the time in my first ever corp. I was lucky to have great MLs as well as a very nice PM – they always guided me in right direction. Now when I look back at the mentioned names, more than 2/3^rd of them including me have left Infy…All the reasons are different.

In these 2 years, I have seen the life from different angles and have conned the experiences. They keep helping me now and then to sustain in this industry. I have come to know, how does it feel to earn and invest. What to look for and what to overlook. What are the values and what are craps on the name of values. What kind of entities exist around you and how to make what kind of connections with those entities. What does corps state and what does they mean. Then I have list of Golden rules for career success which enlighten my path every time I need any help to sustain in this industry.

I have become experienced and I am still gaining it.

I am having the worst ex about the speed-breakers here at GGN. Yesterday, I noticed that two more speed breakers were up on the way from office to home…that too on the main road. Do you know, it is only 4.2 kms of distance b/w my home and office and when I calculated the number of steep speed-humps that I cross on my road to home, they count to 12. That means, approximately 3 jolts per km. And it GGN, the IT hub of country.

As far as my view matters, I cud figure out following reasons behind building speed breakers, after serious discussion with the geniuses around me -
Security - In order to avoid accidents so that ppl cant run vehicles very fast. Here when road are made so wide, there is very less or negligible traffic, I don’t think that this cud be the reason. In that case, max number of breakers sud had been at BLR but there I hardly noticed even a single breaker in radius of about 8 kms around our home. So are BLRians neglect these facts or GGNites are more than conservatives?
Safety - At the work places, hospitals, educational instis etc. But I dint noticed any school on the way. Yes there is one engg college and two bumpers are there. 2 new are made in front of park. What about rest 8?
For Scrutinizing Romeos - And there is very less probability but one cant neglect it. Ppl have build speed-breakers on both sides of their homes and I cud figure out that this cud be the safety measure by parents of those so called babes so that Romeos cant escape easily while making rounds around the area.
But still I think that 3 bumps per km is too muchhhhh.

I am leaving for semi-final b/w Germany & Italy although it was disappointing to see 2 of my fav teams – England & Brazil, getting out in Quarter-Finals. Waiting to see remaining 3 exciting knock-outs .

Our immediate neighbours on both sides pull water using motors and we havent one. So u can understand what will be happening overall!

This was never been a case when I was in BLR.

Well, I will like to compare NI with SI in very basic terms the first of them is the fundamental facilities like Electricity and Water. In SI, these are in abundance and are distributed/used in very efficient manner. There govt is quite savvy in deivering & managing these resources. And in NI, one can never dream of uninterrupted supply of both of these things bcoz of 2 reasons – one that more ppl on NI are uneducated than in SI and hence this lead to anarchy. They dont care to break laws to get the things done (Police you know – needs smell of green papers…ha). Second reason is that govt has never been serious about providing these basic facilities to each level in society. You can find a 24-hour un-interrupted electricity supply line going to an IAS officer’s home but there will be other region where ppl get electricity supply for only 6-8 hours a day.

The other factor is Infrastructure – NI is much advanced in this case than SI.

I will like to see someday when both regions overcome their limitations in these domains and till then, I will be writing mail to DC of Gurgaon which he has publicly revealed in order to hear problems of his people. I am playing TT evday on 2nd floor here @ CE after lunch as I feel better playing it at that time in afternoon.

Then when again I start feeling weary, I ping Tejinder – the only other guy who gives me good fight in Quake III here.

When I had started work @ Infy, I had never thought that there I will ever find any hardcore gamers among monotonus coders. I dont defy that I am not but I am also a chronic gamer plus IT evangelist.

But my this thinking was later proved to be wrong by a small brand of other people like -

1. Ansylem Joseph @ Infy who was other lover of Quake III out there and I had some good games with him but we cudnt find 3rd one to accompany our this hobby/passion (although we lived at two opposite corners in company) and it ended there only. I am missing you Ansylem.

2. Then at CE, I never dreamed if I wud ever be able to find sumone here as there was only one among in 15K, and here among 2K…almost impossible and then one day, I saw Tejinder playing Quake III. He used to play with Ashish Ujjwal – OAO TL who has just left and just at the time, he neeeded an opponent, I found him. And now we play it whenever we feel exhausted – and in my view, if you are a unwavering coder, then Quake III is the one for you, if you love games and feel bored at times from work.

I like to play among bunch of players which can be bots or players around me but there sud be at least 7-8 players in game whereas Teji resist on having real players only and minimum bots.

Here, sometime, we find company of Nitesh Gupta (yes, my square – we share our First Name as well as Initials – N.G.). He is improving a lot but he has worse problem than Teji – he resist on playing with only real players and most of the times, we end up having only 2 players in map/game – I & Nitesh.

Still waiting for others at CE to get into the game.
